How the Gourmet Xchange stamp duty calculator works
Buyer’s Stamp Duty is computed on the commercial and industrial scale — 1% on the first $180,000, 2% on the next $180,000, 3% on the next $640,000, 4% on the next $500,000 and 5% above $1,500,000 — on the price before GST, rounded down to the nearest dollar. The scale is marginal, so the effective rate sits well below the 5% headline: at the $2,080,000 entry price on the Gourmet Xchange price list the duty is $73,600, about 3.5%.
The SSD position at Gourmet Xchange
Seller’s Stamp Duty applies to industrial property sold within three years of purchase — 15%, 10%, then 5% — and falls to nil from the third anniversary. The full treatment is on the stamp duty and GST page.
GST on the purchase
GST at 9% applies to the price; on a building under construction it is charged on each instalment of the payment scheme. An operating GST-registered company may generally recover it as input tax as incurred, while a non-operating company would not usually start until TOP, subject to the rules set by IRAS.

Is any Additional Buyer's Stamp Duty payable on Gourmet Xchange?
No. ABSD does not arise on an industrial purchase for any buyer profile; Singaporean, PR, foreigner, individual or company all pay the same Buyer's Stamp Duty and nothing more on entry.
What Seller's Stamp Duty applies if a Gourmet Xchange unit is later sold?
SSD applies only within three years of purchase: 15% in the first year, 10% in the second, 5% in the third and nil after the third anniversary.
