800 Shophouse Rental Contracts in 3Q2026

The number to start with is 800. EdgeProp reported on 9 October 2026 that shophouse rental contracts reached 800 in the third quarter of 2026. Five figures from the same report, unpacked in plain English, follow, ordered from the leasing side of the market to the sales side. Together they show a market where tenants kept signing leases even as the sales total came in lower.

  1. 800 contracts. According to EdgeProp, that is up 4.2% from 768 in the second quarter and is linked to restaurant openings. A contract here is a signed lease, so the figure counts how many tenancies were agreed, not how much space was let.
  2. S$6.47 psf per month. EdgeProp reported the median rent at this level, unchanged from the previous quarter. A median is the middle contract: half were agreed above it and half below, so a flat median means the middle of the market did not move.
  3. 8.9% in District 2. EdgeProp said District 2 had the biggest median rent increase for a second straight quarter, up 8.9% to about S$7.35 psf per month. Districts differ in size and in the mix of tenants, so a gain in one district does not describe all of them.
  4. 21 caveats, S$157.7 million. On the sales side, EdgeProp reported 21 caveats in 3Q2026, up from 16, while transacted value fell 18.6% from S$193.7 million. The report ties the earlier quarter's higher total partly to a S$70 million sale of three adjoining shophouses, according to EdgeProp.
  5. 51 sold, down from 68. Over the first nine months of 2026, EdgeProp counted 51 shophouses sold against 68 a year earlier, with value of S$441.3 million, down 31.5% from S$644.5 million. The report expects resilience for the rest of 2026, as reported by EdgeProp, pointing to appeal to ultra-high-net-worth investors, limited supply and minimal foreign-ownership restrictions.

Read as a set, the five numbers point in different directions, and that is the useful part. Leasing activity rose and the median rent stayed put, one district stood out on rent, and the sales total fell from a quarter that held a single large transaction. EdgeProp's report keeps those threads separate, so each should be read on its own terms before the market is summarised in one line.

Heritage Terrace at Gourmet Xchange and Terrace Leasing

Heritage Terrace at Gourmet Xchange shares a low-rise, street-facing character with shophouses. It is a restored 1980s three-storey block of eight B1 (Food) units with restaurant frontage, one part of a 272-unit strata food development at 1 Kallang Way, on a 33-year JTC lease from 17 February 2025.
