Among the 272 units at Gourmet Xchange, eight sit in a different building from the rest. Heritage Terrace is a three-storey block of restored 1980s shells, zoned B1 (Food), standing beside the nine-storey Xchange. It suits a different kind of buyer from the ramp-up production floors, and this quick take covers the essentials.

  • It is a restoration, not a new build. The shells date from the 1980s and have been kept and reused, which gives the terrace a character the newer block does not have. Older structures come with their own layouts, so look closely at the floor plans before assuming a fit.
  • It is built for a food business that wants an address, not only a production floor. The terrace units are three storeys and carry restaurant frontage, which suits an operator who wants kitchen, office and a customer-facing presence under one roof.
  • It shares the same lease as the rest of the site. Like every unit at Gourmet Xchange, Heritage Terrace sits on a 33-year JTC lease from 17 February 2025, running to February 2058. That makes the lease terms, and JTC's own conditions on use, part of any sensible comparison.

It also pays to think about how the terrace would sit within the wider site. Gourmet Xchange has a waterfront Central Plaza alongside the production block, so a terrace unit with restaurant frontage is part of a larger food address rather than a standalone shophouse. Ask the sales team how the plaza and the terrace relate in the site plan, since that shapes how customers and suppliers would reach you.

One more point deserves a mention. Restored buildings often involve a few more questions than new ones, from floor loading to services routes, and those questions are best answered with drawings and an adviser in hand. Asking early is cheaper than discovering a limit after a purchase, and the sales team can point to what the developer has published. Walking the site helps too.

Verdict: Heritage Terrace is the specialist option at Gourmet Xchange. It appeals to operators who value a restored building and a street-facing presence, and who are comfortable with a shorter lease clock than freehold. The ramp-up block remains the more conventional route for pure production. Neither is automatically better; the right choice follows the way your business actually works.

Before deciding, confirm permitted uses, licensing and any structural or fit-out limits with the relevant authority and your own advisers, since older shells can raise questions that a new unit would not.
