Kallang Way as a Food-Making Address

Food manufacturers rarely pick an address for its looks. They pick it for the morning delivery run, the staff who need to arrive before dawn, and the suppliers they call when an ingredient runs short. Seen through that lens, Kallang Way is an unusually practical place to make food.

Begin with the estate itself. The area around the junction of Kallang Way and Aljunied Road, known as the Kolam Ayer industrial estate, has long served light industry, sitting close enough to the city that its factories, workshops and warehouses reach central customers without a long haul. Its roads were laid out for lorries rather than shoppers, and bus stops line the main routes. That history counts for something: an estate already used to early starts, loading bays and trade traffic makes a more comfortable neighbour for a production kitchen than a district still deciding what it wants to be.

People are the second consideration, and often the harder one. Food production depends on shift workers, many of whom travel by public transport. Around Kallang Way, the HDB towns of MacPherson, Geylang Bahru and Aljunied sit within walking or short bus distance, and three MRT stations on the Downtown and East-West lines lie within roughly a kilometre. For an employer, that widens the hiring map well beyond the immediate neighbourhood and eases the problem of staff who finish after the evening peak.

Then there are the neighbours in the trade. Running east from Kallang Way is a belt of established industrial estates, from MacPherson and Tai Seng through Ubi and Kaki Bukit to Bedok, where many ingredient wholesalers, packaging suppliers, cold-chain operators and co-packers already work. Being at the city end of that belt means a missing carton of supplies or an overflow order can be handled the same morning. On the demand side, offices, hotels and restaurants in the city fringe and CBD are a short drive away, which matters for caterers and central kitchens whose products keep only briefly.

Gourmet Xchange, at 1 Kallang Way, is CapitaLand Development's B2 (Food) strata food factory, built on a 33-year JTC lease that began on 17 February 2025. Its nine-storey ramp-up block takes 40-footer trucks up to the third storey and offers 7-metre production floors, while a restored heritage terrace fronts Aljunied Road. With 272 units under one roof, the building also forms a cluster of its own, letting complementary producers trade across a lift ride rather than across the island.

No location suits every operation, and a business built around heavy cross-border freight may weigh other factors differently. For producers serving central and eastern Singapore, though, the mix of an established estate, a nearby workforce and a ready supplier network is the practical case for this corner of Kallang.
